What you're buying

Digital downloads — PDF playbooks and checklists — and setup services delivered as written documents and worksheets. Buy once, keep it forever. Your copy is for your own use and your own properties. Please don't redistribute, resell, or post the files publicly.

Free updates for life

When I fix or improve a playbook, you get the new version at no extra charge — Gumroad notifies you and the download updates. "For life" means the life of that product: future versions of the same playbook, not future different products.

Not legal advice

SkyRent playbooks and services are educational and operational systems, not legal advice. Landlord-tenant law varies by state and changes over time. Nothing here interprets the law for your situation — check your state's current rules and talk to a licensed attorney in your state before acting on anything with legal consequences (leases, notices, deposits, evictions). The Lease + Move-In Packet is a clause checklist, not a lease; have an attorney review your lease before use.

Not financial advice

Deal analyses, worksheets, and return math are educational illustrations, not financial or investment advice. They show you the numbers and what the numbers hide; they are not recommendations to buy, sell, or finance anything. Verify everything independently before making an offer.

Services are setup only

SkyRent does not manage properties, place tenants, show units, negotiate leases, or collect rent. Services build your systems and paperwork — you run them. I never contact tenants or applicants on your behalf: you publish listings under your own accounts and handle all inquiries, showings, and applications yourself.

Fair housing

SkyRent's screening materials are built around consistent, written criteria applied equally to every applicant, in compliance with the Fair Housing Act. You're responsible for complying with all applicable federal, state, and local fair housing laws in your own screening decisions.

Use at your own risk

Every system is drawn from real operations and reviewed for accuracy, but your properties are your responsibility. To the maximum extent permitted by law, I'm not liable for any damages from using these playbooks or services — including lost rent, repair costs, or legal expenses. If a court finds otherwise, my total liability is limited to what you paid for the product or service.

The fine print

Checkout is handled by Gumroad, so their terms of sale also apply to your purchase. These terms are governed by the laws of the State of Alabama. If anything here conflicts with plain common sense, common sense wins — email me and we'll sort it out.
